BAYSWATER TOWNHOUSE CASE STUDY

A Timeless Transformation Opposite Kensington Palace:

Bayswater Townhouse Case Study

In the heart of Bayswater directly opposite Kensington Palace, a once tired five-storey townhouse has been transformed into a sophisticated, high-spec family home that perfectly balances timeless elegance with modern functionality. This exceptional project is the result of a seamless collaboration between Brompton Cross Construction and Moulage Interiors, culminating in a luxurious, turn-key residence that exceeds all expectations.

The Vision: Merging Classic Elegance with Modern Practicality

The client sought a residence that was as beautiful as it was livable, a home that embodied the grace of classic design while embracing the conveniences of contemporary life.

The brief called for large, open-plan spaces for entertaining, balanced with quiet zones for privacy and relaxation.

The design response? A Modern Classic interior scheme; elegant, enduring, and tailored to the demands of family life.

Before Construction

Before its renovation, this townhouse was a dated and underperforming property with a disjointed layout and tired interiors. The design felt heavy and outdated and lacked both cohesion and comfort. The mechanical, electrical, and plumbing systems were obsolete, inefficient, and well past their prime. The amenities were minimal, finishes worn, and the property fell far short of its potential, especially given its prestigious location opposite Kensington Palace.

It was clear the home needed a comprehensive overhaul to meet modern standards of luxury, comfort, and functionality.

A Comprehensive Overhaul

The scope of the project was nothing short of extensive. It involved a full renovation, including significant structural reconfiguration, a new layout, and a complete aesthetic overhaul. The transformation touched every corner of the 4,000 sq ft property: from complex steelwork opening up floor plans to full scaffolding and façade refurbishment, all carried out on a bustling road in one of London’s most prestigious postcodes.

Internally, the property underwent a meticulous reimagining. Every element was redesigned, from bespoke carpentry and handcrafted joinery to the installation of a new fire suppression system spanning all five floors, an addition that arose late in the project but was executed without a hitch thanks to Brompton Cross Construction’s expert coordination, as well as the integration of a personal elevator, seamlessly installed to enhance accessibility and convenience across all levels.

The Materials & Mood

Materials played a central role in achieving the refined aesthetic. A palette of marble, timber, and brass set the tone throughout the home, creating an ambiance of understated luxury. High-performance insulation and thermally efficient glazing enhance energy efficiency and soundproofing, essential in such a central location. Low-VOC paints, sustainably sourced timber flooring, and LED lighting reflect the team’s commitment to environmental responsibility.

Furniture and fittings were carefully curated by Moulage Interiors, with many pieces custom-made by local artisans. The result is a collection of timeless designs that speak of craftsmanship, comfort, and elegance.

Designed for Life

Every room reflects a careful balance of beauty and function. The elegant yet practical open-plan kitchen and dining area is complemented by smart storage solutions and flexible lighting. The bathrooms and bedrooms are finished with bespoke vanities and wardrobes, while a media wall in the main living area serves as a striking focal point.

Despite its grandeur, this is a home that feels completely liveable, designed not just to impress, but to be lived in, enjoyed, and cherished.

Designing a Modern Classic: From Concept to Completion

At the heart of this renovation was a clear design concept: to create a timeless yet functional family home that reflected the client’s personal style while highlighting the elegance of its prime Bayswater location.

Moulage Interiors led the creative process, working closely with the client from day one to shape a cohesive vision that would guide every detail of the transformation.

Material selection played a crucial role. Every finish, from natural stone and warm wood flooring to bespoke cabinetry and upholstery, was carefully chosen not only for its beauty and durability but also for its sustainability. Many furniture pieces and fittings were sourced from local artisans and eco-conscious suppliers, aligning the project with both environmental responsibility and timeless design.

By maintaining close and consistent dialogue with the client, Moulage Interiors was able to refine and personalise every element of the design, from custom joinery and handcrafted vanities to subtle, layered lighting schemes. The result is a harmonious blend of classic architecture and modern comfort, tailored to the way the family lives, entertains, and relaxes.

This design process wasn’t just about style, it was about creating a lasting sense of home.

Overcoming Challenges

Transforming a listed townhouse on a busy London street came with its share of challenges. Structural modifications demanded pinpoint engineering, while logistics had to be meticulously managed to avoid disrupting traffic and neighbours. Securing planning permissions required close coordination with local authorities. But thanks to a hands-on, solutions-driven approach by Brompton Cross Construction and the flexibility of Moulage Interiors, each challenge was met with efficiency and ingenuity.

A particularly noteworthy moment came when the decision was made to add a full fire suppression system. Though unplanned, this addition was implemented swiftly, without compromising the timeline or the design integrity of the project.
